After the green park, the buildings. Lisbon City Council shapes the new Praça de Espanha

Another step has been taken towards the completion of the new Praça de Espanha, with the approval at a town hall meeting of the project that will complete the northern top of the square and serve as the headquarters of Jerónimo Martins.

Another step has been taken towards the completion of the new Plaza de España, thanks to the approval at the City Council meeting on Wednesday, November 8, of the project that will complete the northern top of the square. The project now approved proposes the construction of a 22,000 m2 on Avenida Columbano Bordalo Pinheiro, where the old Praça de Espanha street market was located, a plot of land previously sold by Lisbon City Council.

The new building will serve as the Jerónimo Martins Group's headquarters and will have 13 floors in height and six basement floors, where 177 car parking spaces will fit and also several spaces for bicycles and motorcycles - the architectural project has been revised to reduce the space for car parking and increase that for two-wheelers. "Given the very good coverage of the public transport network in that location (...), it is not justified to exceed 177 private parking spaces (...) to meet the needs of the development"can be read in the text of the proposal considered and voted on at the town hall meeting. With regard to public parking, the urban development operation will aim to create 75 public parking spaces in a built structure, for "to meet the current needs generated by the IPO, whose parking supply in the surrounding area is insufficient to meet the demand of users and health professionals"according to the same text.

According to the municipality, joint work was carried out to reach an agreement with the Portuguese Oncology Institute of Lisbon (IPO) for the transfer of the ambulance park that currently exists on this land, as well as access to the interior park, with the construction of a new access to the IPO being planned as part of this building. "The aim of this urban development operation is to fill in the urban fabric, completing the
front of Avenida Columbano Bordalo Pinheiro and the dead end of Rua Professor Lima
Bastos, consisting of the completion of the new urban space through the construction of a
a detached building intended for the headquarters of the Jerónimo Martins Group, and a public space
immediately adjacent"
The proposal also reads.

The new building will be accompanied by a landscape architecture project "covering the immediately adjacent public space" and also include measures to mitigate the impact on traffic and traffic lights. It should be remembered that between 2020 and 2021, Lisbon City Council redeveloped the entire Praça de Espanha area, redesigning all the road traffic, introducing cycle paths and creating a large green park. At the time of the redevelopment, it was already planned to build the headquarters of two large companies in the vicinity of the new urban park, the Jerónimo Martins Group and Montepio.

"This approval allows us to continue shaping the new Plaza de España, with structured interventions integrated into an overall vision of this central area of our city. This is one of two major projects that we have recently unblocked in this area and which will allow us to complete the eastern end and the northern top of the Plaza de España."Joana Almeida, Councillor for Urban Planning, said in a statement.

The approval of the Jerónimo Martins project was made possible with the votes in favor of the PSD/CDS leadership and the PS, and the votes against of the PCP, BE, Livre and CPL (Cidadãos Por Lisboa) councillors. At the town hall meeting on September 6, a Request for Prior Information had already been approved for Montepio's headquarters - a 31,000 m2 building.2with frontages on Praça de Espanha, Avenida Santos Dumont, Avenida de Berna and Rua D. Luís de Noronha. This project also proposes the creation of 117 residential dwellings, in a building that also includes tourist use - a hotel and aparthotel - commerce and services, and public and private parking.

Both projects are part of the Praça de Espanha Execution Unit and continue the integrated vision of urban planning in this area of Lisbon.
