
The void left by the popular fair in Entrecampos will be filled by a new Urban development by Álvaro Siza Vieira and Eduardo Souto de Moura and included in the so-called Entrecampos Integrated Operation. The group of buildings will have offices, commercial space, and 279 free-standing residencesand will be surrounded by an extensive green area. And because it is an "integrated operation", there will also be construction and renovation of buildings for the middle class in the area, with rents between 200 and 600 euros.
The Entrecampos Integrated Operation comes after several failed attempts to give a new use to the lands of the former popular fair and a way to combine affordable rents, with luxury housing, offices, commercial areas and green spaces, in what will be the largest urbanization operation in Lisbon in the coming years.
Besides the 279 houses for free sale, 700 new houses will be created as part of the Affordable Rent Program, 122 of which were created with the reconversion of Social Security offices on Avenida da República. The rents for the middle class, under the Affordable Rent Program, will be between 200 and 600 eurosin function of the income capacity of each family and of the building typology (T0, T1 and T2), as explained The Crow in 2018. The Lisbon City Council will invest a maximum of 100 million euros, corresponding to the cost of the direct construction of the 515 homes on municipal land; but the total investment of the operation may be around 800 million euros, most of which will be the responsibility of private companies, namely Fidelidade.
Part of the goal is to attract companies to that part of the city and create 15,000 jobsas explained to the journalists in 2018, at the presentation of the project, the mayor of Lisbon, Fernando Medina. "What will be born on the Feira Popular land is what was planned about two years ago: mostly offices. Many companies want to locate and create jobs in Lisbon and they can't find quality offices in the city. This is a recurring complaint and having this space is essential, even for people's lives to be more comfortable and have more quality, by being close to work and transport".explained the mayor, quoted by Corvo.
The Entrecampos Integrated Operation will also include three day-care centers, one kindergarten, one long-term care unit, day-care centers and one nursing homeand cultural areas, including an art gallery and a space to preserve the memory of Teatro Vasco Santana. As for mobility, there will be a new road connection between Avenida da República and 5 de Outubro and the cycle path will be completed at the Entrecampos traffic circle; there should also be a new pedestrian and cycle crossing at Avenida da República just after the tunnel. The project also includes the creation of a underground parking lot, privately managed, on 5 de Outubro, with a capacity for two thousand spaces.
With an area of 27 hectares, 60% of which reserved for public space and green areas that will continue the Campo Grande garden, the Entrecampos Integrated Operation will give a new dynamic to Entrecampos - a part of the city very well served by public transport, with direct access to suburban, regional and long-distance trains, the subway, the Carris network, GIRA bicycles and the city's cycling network.
